Lake Frederick includes two HOAs. There is one HOA for the 55+ community and a separate HOA for the other side of the lake that is open to residents of all ages. Each side has it’s own amenities and private staff to take care of the roads and common areas.
The lake is maintained by the state of Virginia as it is open to the public, so there are no fees associated with the lake.
Trilogy 55+ Community HOA Dues – $303 per month
The Trilogy dues cover all of the amenities listed here including the clubhouse, pools, exercise rooms and more, as well as road maintenance, mowing of common areas and your private yard. Having lawn care included is a bonus most HOAs in the area do not include.
There is a one time Social Membership fee of $4000, and one time working capital contribution fee of $1160 due at closing.
Private events and other pay to participate events are not included in the HOA dues.
Ryan Homes Community – $168 per month
On the other side of the lake, the townhouses and single family homes are part of a different HOA that covers the amenities that will be completed in 2018, as well as road and common areas. The amenities will include an outdoor pool by the clubhouse as well as sports courts. Until the pool is open residents receive passes to the Sherando pool. Lawn care is not included in the HOA fees on this side of the lake.
Residents can also use the public areas of the clubhouse on the 55+ side of the lake like the rest of the general public, including the restaurants and events that will be held at the outdoor amphitheatre.
